We work as part of your team, providing the link between individuals and departments, be that your landlord or tenant, your legal advisors or other third parties. But we also retain that all-important objective view, enabling us to provide truly effective, independent oversight, managing and balancing everyone’s needs and expectations.

Everyone in your organisation has their own stake in your property portfolio – and their own, often quite different priorities and expectations. We act as the link between everyone involved, encouraging discussion, seeking agreement and helping to balance their different needs. Being part of the team means we know everyone personally; having an objective viewpoint means we can provide truly effective oversight. As our client, you have direct, round-the-clock access to our principals, Mike and Kendra, and their senior-level experience and expertise; you also benefit from our wide network of trusted preferred partners to deal with everyday practicalities.


  • Strategic Portfolio Management

    We will carry out a site visit to each property in your portfolio, analysing its condition, relevance and leasing details.  These are recorded on a database with all key dates, costs and stakeholders. We undertake regular strategic reviews of each property and suggest solutions based on your future needs.

  • Rent Reviews & Lease Renewals

    We will bring rent review and lease renewal dates to your attention well in advance (minimum of 9-12 months prior). Our aim is to work closely with the landlord or tenant, their surveyor or legal representative, to agree favourable outcomes based on our market knowledge and property expertise.

  • Search & Acquisition

    Once we have been instructed by you to search for a property according to your needs, we work closely with you to prepare and receive stakeholder agreement to a clear and concise property brief. Using our knowledge of and connections in the market, we prepare a shortlist of potential properties to present for review, accompany you on viewings, negotiate favourable terms and act on your behalf on all communications with third parties to completion.

  • Surrenders & Disposals

    With all portfolios, there will be situations which require either a surrender negotiation, the service of a break notice or a lease termination.  We will alert you to all relevant dates (minimum of 12 months prior) and take your instruction in order to act on your behalf with all third parties to agree an effective disposal of the property.

  • Dilapidations

    With all lease terminations (surrender, break clause and lease expiry), the property is highly likely to require repairs and maintenance in order to return it to the condition as at the start of the tenancy, or as stated in the lease. We work with all parties to mitigate costs and agree a favourable final settlement, whether this be a cash settlement or the carrying out of reparatory works.

  • Property Compliance

    Leased or licensed commercial properties are subject to stringent compliance certification, be that fire, gas, electricity, asbestos, amongst others. We work with landlords and tenants of newly acquired properties to ensure all compliance requirements have been met and the relevant certificates obtained.

    With any transaction we undertake full anti-money laundering identification checks on both parties.
