A freehold sale, like any commercial property transaction, is a negotiation. We have developed our negotiating skills over 25 years, both in the commercial property sector and the world of corporate marketing.

Through that experience, we know that success depends on detailed preparation. We will make a considered, astute valuation, then undertake careful assessment and due diligence of potential purchasers, ensuring we bring only serious buyers to the table. We will also have a solid grasp of the potential points of conflict, compromise and agreement and we understand the importance of communication in what can be a complex process requiring many decisions. You will be kept fully informed at every stage with updates, information and assurances, dealing directly and solely with senior level directors.


  • Due Diligence & Valuation

    Once we have been instructed, we will carry out a thorough assessment of the property(ies) focussing on title, leasing and covenants, reviewing passing rent levels and likely potential increases now and in the future, in order to advise you on the value of the sale. This will include a full inspection of the property(ies), measurements, valuation and/or comparable assessment and asset management opportunities.

  • Marketing Strategy

    Using an entirely bespoke marketing strategy, we will photograph the property(ies) and prepare marketing material which will be circulated to known investors, our agency contacts in the industry as well as featured on commercial property marketing websites such as Costar. An external sales board, if acceptable to you, may be erected on site and removed on completion of the sale.

  • Viewings & Offers

    All serious, interested parties will be accompanied by us on any viewings, tours and inspections and any forthcoming offers presented to you only when we have carried out preliminary due diligence and financial viability checks.

  • Negotiations & Completion

    We will apply our expertise in negotiations and in the market such that we will be able to advise you of a fair offer at the time that it is received, in order you are able to make an informed decision.  Once an offer has been accepted, we will agree detailed sale terms on your behalf and work closely with all parties to move the legal process forward as swiftly as possible to a successful completion.

  • Property Compliance

    A property is subject to stringent compliance certification for sale, be that fire, gas, electricity, asbestos, amongst others.  If required, we will arrange for third parties to prepare necessary supplemental sales reports, such as measured plans or outstanding landlord compliance documentation in order that your sales pack is complete for solicitors. We would obtain your prior approval to arrange these services and the corresponding fee will be invoiced to you directly by any third parties.

    With any transaction we undertake full anti-money laundering identification and sanctions list checks on both parties.

  • Fees & Billing

    We charge a Sole Freehold Sales Agency fixed fee as follows:

    For any freehold sale at or under £999,000, the fee will be: 1.75% of the total sale price, excluding any concessionary terms or amounts.

    For any freehold sale at or above £1,000,000, the fee will be: 1.5% of the total sale price, excluding any concessionary terms or amounts.

    Our minimum fee for any sale is £3,000.

    Our minimum fee for any Joint Agency sale is 1% of the sale price.

    The full fee is due at exchange or on completion of the sale.

    All fees are subject to VAT.
